We
offer a professionally run property letting and management
service.
For the introduction of a suitable tenant our one off letting charge is £250 plus VAT which includes the following:
Free advertising of your property in relevant newspapers, periodicals and websites
We shall endeavour to find a suitable tenant for your requirements and negotiate a rental figure.
We shall take up references for the tenant to substantiate their application
A basic inventory and comment on condition of fixtures to be included in our Tenancy Agreement
We will arrange for an Energy Performance Certificate to be undertaken, at a cost of £78.00
We will prepare a Tenancy Agreement for a charge to the Landlord of £62.50 plus VAT
We can arrange for a Gas Safety Check to be carried out by a Gas Safe registered plumber at a minimum charge of £35+
All bonds will be passed to the Deposit Protection Scheme, which is an approved Tenancy Deposit Scheme. This service will cost the landlord £25 plus VAT
Our full management service is 12.5% plus VAT on monthly rents collected. This management service includes all of the above, plus:
Collection of rent and submitting a monthly statement of account
Inspecting the property periodically and if requested sending the landlord a report of the inspection
Dealing with any problems which may arise. Arranging so far as is possible for all necessary repairs and building maintenance to be carried out.
If you have found your own tenant and require us to manage the property, our charge is10% plus VAT on monthly rents collected.
